Not a manifesto. Five principles read out of a role that has stayed recognisably the same for three decades — business development, civic liaison, construction in Pune and redevelopment — and what each of them asks of the person doing it.

Principle 01

The project is decided long before the site is cleared.

Business development is usually written about as deal-making. In residential real estate it is closer to editing: deciding what a piece of land can honestly support, what it cannot, and whether the difference between those two things is worth thirty-six months of a company’s life.

Every avoidable problem on a construction site was available to be seen at this stage. Ground conditions, access, the shape of the approval path, the realistic depth of the local market — these are knowable in advance by anyone willing to spend the time. The discipline is not cleverness. It is refusing to be optimistic on someone else’s behalf.

Principle 02

Liaison is a long-term relationship, not a transaction.

Working in liaison with government and municipal authorities is, on paper, a procedural function. In practice it is the part of the business with the longest memory. Officials change; departments do not. A developer who is straightforward in one file is read differently in the next one, and that reading compounds over decades.

The practical consequence is that there is no such thing as a one-off approval. Every submission is also a statement about how this developer behaves, and the value of behaving consistently is paid out years later, in speed.

Principle 03

Geography rewards those who stay.

A leading role in the development and construction of projects in one city, held over three decades, produces a kind of knowledge that cannot be bought in: which contractor actually performs in monsoon, how a particular ward reads a particular clause, which promises a local market believes because it has seen them kept.

Pune has changed almost beyond recognition in that time. The advantage of a long posting is not that the knowledge stays valid — it does not — but that the relationships through which it is refreshed remain intact.

Principle 04

In redevelopment, consent is the first structure you build.

Redevelopment is construction carried out among people who already live there. Before any drawing is approved, an existing society has to agree — not once, but repeatedly, through delays and disruption that fall on residents rather than on the developer.

That is why a “pleasing personality” appears in a board profile at all. It is not a courtesy noted in passing. In this segment, the ability to be dealt with easily — to give a clear answer, to be reachable, to not disappear when a phase runs late — is a load-bearing professional capability.

Principle 05

Build for the household, not for the photograph.

The decision that made the Ajmera Group was the founder’s turn, in 1975, towards the mid and budget residential segment. That choice sets an expectation which has outlasted him: the customer is a family committing most of what it has, and the product is judged not at launch but after ten monsoons.

A director whose remit is delivery inherits that standard directly. The measure of the work is not how a project is received when it is announced, but whether the people living in it would recommend it years later.

Practical, patient, and present.

Three decades in the same organisation, in functions that are difficult to perform loudly. The value of such a career is cumulative and quiet: projects that were sanctioned when they should have been, sites that were built when they were promised, and residents who were told the truth about the delay.
